Contrairement aux Etats-Unis, le processus de saisie des banques est relativement long, offrant la possibilité au débiteur de trouver de l’argent auprès de sa famille ou ses amis pour rembourser.
Un contexte qui a permis au final d’afficher qu’une baisse des prix de seulement 4% entre 2008 et 2009.
A noter tout de même que quelque 120.000 logements chercheraient encore acquéreurs (résidences secondaires inclues). Selon les estimations – aucune statistique fiable n’étant publiée sur le sujet – le nombre de transactions immobilières a fortement chuté, baissant d’environ 120.000 par an à 45.000.
Toutefois, 2011 pourrait s’annoncer beaucoup plus sombre, les professionnels du secteur s’inquiétant des nouvelles mesures qui pourraient être mises en oeuvre par l’Etat grec. Lequel a clairement affiché sa volonté de taxer les nombreuses constructions illégales en échange d’une amnistie fiscale. Une « solution » qui pourrait permettre de récupérer 1,3 milliard d’euros de taxes auprès des propriétaires.
