09898876_2A lire, ENORME ! Mouillart : Peut-on croire la FNAIM ?!! nous signale un lecteur. Moi je dirais que M. Mouillart n’ose plus parler de la hausse sans fin des prix de l’immobilier, et qu’il a tourné sa veste au bon moment. Vu ses déclarations passées, ultra haussières, je ne vais pas m’extasier ! Le ton ressemble à celui de notre blog ou d’autres sources indépendantes. C’est bien, même si cela arrive tard.

  1. En ayant lu rapidement le document, je note les choses suivantes :
    -Au niveau, visuel la page est de fleche montrant une direction de type « chute »…est ce un message « subliminale » de la part de la FNAIM ou bien une etude rusée de l’equipe media: genre on montre un fleche montrant un decroissance avec un chiffre positif
    -« si les prix ne flechissent pas ..c’est qu’ils restent equilibrait par rapport aux fondamentaux » cela assumerait que les prix vont rester stablent et que d’apres la FNAIM, cela suivrait la logique. La cela devient tres GRAVE, la FNAIM est en train de jouer sa reputation (si credible elle fut?). Bref si les prix chutent, la FNAIM devra suivre…
    -Un graphique montre que la baisse s’est amorcer en fin 2004, bizzare? car les taux d’interets n’on commencer a monter qu’a la fin 2005… et puis il trouve logique que l’augmentation des prix se stabilisent a 5%… Il faudrait qu’il revoit l’histoire des prix de l’immobiliers…
    je continue plus tard…car ce document commence a m’endormir..j’ai l’impression d’entendre une berceuse de type « comment se faire pigeonner » ou bien quand le navire coule , entendre  » tous va bien mon capitaine »…
    PS: L’angleterre, probablement va connaitre une chute de l’immobilier cet ete..qui risque de creer un Tsunami europeen…

    -t’as du te tromper dans ta date car tu ecris que ce message a été posté le 10 avril alors que nous sommes le 9 avril
    -je viens de voir le JT de 13h de France 2 qui enfin parle de la situation aux Etats-Unis et qui faisait un sujet sur un « peut etre retournement de l’immobilier » dans ce reportage on voit le maire du 7emme arrondissement de Paris en train de dire que le marché va enfin se stabiliser, on voit la dame qui doit vendre sa maison au USA pour rembourser ses dettes de 300000 dollars suite a l’achat d’un maison qui en valait 15000 il y a 37ans soit 20 fois moins cher que sa dettes, et pour conclure un gentil notaire qui nous dit que ce va pas baisser mais plutot se stabiliser et que c’est bien d’acheter…..donc a suivre

    est en train de vendre 400 à 500 logements parisiens en bloc à des prix

    Monde.
    L’Union française de gestion (UFG), filiale du Crédit mutuel Nord-Europe, a
    ainsi signé une promesse de vente portant sur environ 140 logements, pour un
    prix moyen maximum de 5.000 euros le mètre carré, inférieur de 30% à celui du
    marché, a ajouté M Mano.
    Ces logements, dont beaucoup sont situés dans les beaux quartiers, sont
    issus du portefeuille de plus de 3.500 lots acquis en 2003 par Westbrook auprès
    de la foncière Gecina, que le groupe américain avait annoncé son intention de
    revendre « à la découpe ».
    « Westbrook est en train de vendre le solde de ces logements en bloc, et non
    lot par lot, et à des prix inférieurs à ceux du marché, parce que la société
    arrive en juillet à la fin du délai de quatre ans pour bénéficier du régime de
    marchands de biens » qui l’exonère des droits de mutation, a expliqué M. Mano.
    La Ville de Paris est « potentiellement candidate » pour racheter un certain
    nombre de lots vendus à l’UFG, a précisé M. Mano.
    Outre ceux cédés à l’UFG, « Westbrook est en négociations avec des
    partenaires » pour vendre les autres logements restants, a-t-il ajouté.
    La vente à la découpe consiste à revendre appartement par appartement des
    immeubles achetés en bloc à des institutionnels (banques, assurances), à des
    prix souvent prohibitifs.
    Westbrook avait été particulièrement montré du doigt après avoir racheté les
    logements de Gecina, le fonds de pension étant accusé d’empocher une énorme
    plus-value en vendant aux locataires leur appartement, mais à des prix très
    élevés.
    La loi adoptée en juin 2006 sur la vente d’immeubles à la découpe (dite « loi
    Aurillac ») donne au locataire un droit de préemption au moment de l’achat en
    bloc de son immeuble.

    -assurances impayé et autres un mois de loyer
    Et j’en ai oublié d’autres, j’en suis sûr.
    Certaines personnes vont me dire que les propriétaires bailleurs vont inclure tout ça dans le loyer.
    Oui, sauf que les loyers sont tellement chers que je me demande comment et où vont ils trouver des locataires susceptibles de satisfaire aux conditions voulues (3 fois le loyer, garanties, etc, etc.).

Vu aujourd’hui sur le SeLoger; 586.959 annonces, 512.454 ventes et 74.505 locations mais en tapant sur ventes on trouve 680.165 annonces et 79.557 locations soit 759722 annonces au total. Soit, une difference de 172.763 annonces tout de même. Alors est-ce la grande purge de printemps? Le SeLoger est-il adepte de l’autosuggestion, (Les stocks ne montent pas, les stocks ne montent pas)? le site pète les plombs? Enfin, encore une bizzarerie qui devrait une fois de plus trouver sa justification.

    Non en fait j’ai vendu ma maison fin 2005 avec une plus value à la clé.
    Et j’habite maintenant dans une autre.
    Tu te poses surement la question, mais donc il a racheté et essaye de convaincre les autres de pas sauter le pas.
    Faux: cell-ci étant acheté à la bonne époque (1997) ne me coûte que la taxe foncière et la taxe d’habitation (ce que je trouve excessivement élevé par rapport à ce que paye nos voisins allemands), plus de crédit. Donc liberté totale par rapport aux banquiers et surtout pas la peur au ventre d’un licenciement ou autre accident de la vie.
    Je sais que beaucoup de gens ne sont pas dans le même cas que moi.
    Mais pour t’expliquer pourquoi j’ai une telle position par rapport à l’immobilier c’est une autre affaire.
    Ca vient du fait que mes parents ayant acheté en 1991 ont revendu à perte en 1996. Une MV d’environ 20 000 euros.
    Tu me diras c’est pas énorme, il y aiat pire.
    Mais il est clair que je ne me ferais pas avoir par les discours de nos bizounours Fnaimiesques notariés.
    Je le redis, ayant passée par là:
    L’IMMOBILIER PEUT BAISSER ET LE FERAS TOT OU TARD.
    Et rien ne me fera changer d’avis.
    Et parlons de toi tfx: quel est ton but sur ce blog? Contester nos positions ou plutôt allant dans notre sens.
