Votre maison-mère Marriott s’étend en Europe. Qu’en est-il de Ritz-Carlton ?
Marriott a 21 marques… Autrement dit, il y en a toujours une qui peut s’installer de manière appropriée un peut partout en Europe. Un Ritz-Carlton ne peut pas s’installer en banlieue ou en-dehors du centre-ville par exemple. Nous pourrions en théorie nous installer à Rome par exemple, car il n’existe pas d’accord de marque avec Ritz (comme à Paris ou Londres, NDLR). Mais nous rencontrons trois difficultés essentielles. Premièrement, dans une ville comme Rome, il y a à peine quatre pâtés de maison où l’on pourrait installer un hôtel de luxe. Du coup, les possibilités sont très réduites.
Deuxièmement, les prix sont très chers. Et quand un immeuble est en vente, tout le monde et tous les secteurs (hôtellerie, immobilier résidentiel et de bureau, ambassades…) sont en compétition pour le même bien immobilier. Enfin, les surfaces sont très réduites. Les immeubles qui correspondraient dans ces villes sont généralement trop petits. Bref, trouver des projets viables en Europe est très complexe. Mais nous avons parfois de la chance comme en Espagne où nous avons pu créer le Ritz Madrid.
